Briargate real estate is a popular and active real estate area for Colorado Springs home owners.
Briargate is located in the Northeast part of Colorado Springs.
A review of the two months prior to the writing of this page shows 90 single family home sales in the Briargate real estate area. Home sales prices ranged from $144,900 for a bank owned home sale to $672,362.
The average price for a home in Briargate was $264,000.
Home sizes range between 1000 finished square feet and 5500 finished square feet.
As you can see, Briargate is a diverse neighborhood with a wide range of home prices and sizes. There are many tract homes in Briargate with most homes having been built between 1990 and 2006. Of the 90 home that sold in the past two months, 43 of the houses sold between $200,000 and $300,000.

The community park in Briargate is called Rampart Park.
Rampart Park is located at 8270 Lexington Dr.(access parking lot from Lexington Dr. north of Rampart High School). Rampart Park has basketball courts, a baseball field, tennis courts, a playground, a picnic shelter, restroom, a BMX track, soccer fields and a dog park. The park is 78 acres. What does that mean?
We’ll start with a typical Briargate house. This house is in the Fairfax neighborhood of Briargate (between Research Parkway on the north and Woodmen Road on the south and between Austin Bluff Blvd. on the west and Powers Blvd. on the south. This house sold for around $200,000. It was built in the mid 90’s and has just under 2000 finished square feet.

Here is another house that looks very similar. However, this house is in the Wagon Trails subdivision. This house is sold for $255,000 and was built a few years ago. It has around 2500 finished square footage. This is a fairly representative house for Wagon Trails. There are many homes with 3 car garages.
Appeal:
- Newer homes
- District 20 Schools are favorably viewed and rated
- Home Owners Associations (HOA) protect the neighborhoods from looking run down.
- Many of the new neighborhoods (like Wagon Tongue) have amenities that are not find in older subdivisions. For example, these include weight rooms and pools .
Not so much:
- Fewer mature trees – newer homes mean new vegetation
- HOA’s stick their nose into your business.
- HOA dues can run $50, $70, $125 per month depending on the amenities you are paying for.
