Were looking at homes in the “Powers” area of Colorado Springs.
The Powers area consists of a large area that is on the east side of Colorado Springs between Powers Blvd. and Marksheffel Blvd. Included in this geographical area is the Stetson Hills neighborhood.
On the north, the Powers area is generally considered to be bounded by Woodmen Blvd. and on the south the Powers area adjoins Peterson AFB and the Colorado Springs Airport.
In the past couple of months (as of this writing), Powers has had a full range of home sales from 900 sq. ft. with 2 bedroom and 1 bath up to 3778 sq. ft. with 5 bedrooms and 5 bathrooms.
The average property in the area sold for about $190,000 and had 3 bedrooms, 2 baths and a 2 car garage.

They are 2 stories and usually have a basement. The basement is sometimes finished and sometimes unfinished, and often walks out to the backyard.

- There are not many mature trees
- These are primarily new neighborhoods (built within the past 10 years)
- There is not a lot of variation from home to home
- Tract homes abound

The lot sizes tend to be a bit smaller than is the average found in Vista Grande Terrace or Village Seven. The lot sizes in Village 7 and Vista Grande are often between 9000 and 11,000 sq. ft. The lot sizes in
Stetson Hills are often in the 4800-6500 sq. ft. range.
However, because everything is so new the neighborhood is in better shape than Vista Grande. For example, here is a Vista Grande sidewalk. Compare that the the sidewalks in Stetson Hills.
The difference is dramatic. The roads and sidewalks in Vista Grande Terrace are not as new and as well maintained as the ones in Stetson Hills. If you don’t mind fewer trees and a tract home environment, Stetson Hills is a great neighborhood to consider.
